Realize Your Dream of Home
Ownership

A Fresh Look

The first answer isn't always the final answer.

A thoughtful review of your financing options, the terms being offered and the details behind your approval—so you can make a more informed decision before committing to a home.

A considered approach to financing

Understand the offer. Examine the assumptions.

Choosing financing means understanding more than a quoted rate or an approval amount. We start with your goals, review the products and terms you have been offered, and compare suitable alternatives available through our lending network.

We examine your Loan Estimate, fee worksheet or Closing Disclosure in context: the date of the quote, loan type, points, lender credits, mortgage insurance, cash needed and lock period. A market average provides context; a meaningful comparison uses pricing for your qualifications and property under comparable assumptions.

We also look at what supports your prequalification or preapproval: the documents reviewed, assumptions made, expiration date and outstanding conditions. The goal is to identify questions early, understand what still needs verification and reduce avoidable surprises after you go under contract. Sometimes a review reveals another option; sometimes it confirms that your existing financing fits.

How we review your options

Four parts of a well-informed decision.

We bring the product, pricing, approval assumptions and timing into one conversation.

01

Products and structure

Review the proposed program, term and down payment alongside available alternatives, including how each affects payment, cash needs and your longer-term plans.

02

Rates and estimates

Compare available pricing on consistent assumptions. Separate lender charges and points from third-party costs, prepaids and escrow deposits to understand the full offer.

03

Strength of approval

Look beyond the letter’s title to what has been verified. Review income, credit, assets, debts and property assumptions for potential underwriting issues after contract.

04

Securing your terms

Review written rate-lock terms, expiration, points and credits, extension costs and any float-down option. A rate lock protects specified pricing; it is not a final loan approval.

Keep your financing current

An approval reflects a moment in time.

Rates, program availability and lender qualifying requirements can change. So can your income, employment, credit, debts and funds available. A different property, higher taxes or insurance, or new HOA obligations may also affect qualification. We help you identify what should be rechecked before an offer, when securing terms and as closing approaches. If you are already under contract, we also consider whether a financing change fits your deadlines.

Prequalification and preapproval are not guaranteed loan offers. Final approval depends on underwriting, property review and satisfaction of lender conditions. Pricing and eligibility are subject to verification and applicable lock terms. A comparison is not a commitment to lend or a guarantee of savings.
